Cyclical Maintenance & Servicing
Cyclical maintenance is the best way to ensure that a building is in good condition and to avoid costly replacements and repairs. With a planned maintenance service, we can quickly address and resolve any issue that we find.
At LFT, we offer planned and cyclical maintenance programmes – with the former covering large-scale repairs, and the latter working on maintaining the general condition of the property and some communal fittings.
We also undertake servicing jobs, call directly to discuss requirements.
WHAT TO EXPECT
We will assess the building and discuss the maintenance required with the customer. This will include the frequency of visits and details of what will be maintained. The company will agree a period of notice to the customer before commencing each maintenance cycle.
Over time, the build-up of dirt and grime – plus exposure to pollutants and weathering agents – can impact the overall appearance of a building and potentially cause costly maintenance repairs further down the line. With regular façade cleaning, this can be prevented.
Using a pure water DI system (producing TDS reading of 0.0), LFT provides entire façade cleaning services with a qualified team of technicians. Whether via rope access or exterior lifts, we can deliver a bespoke façade cleaning package that causes minimal disruption to your working day.
BENEFITS OF A PURE WATER DI SYSTEM
Our pure water system offers a fast, efficient, cost-effective, and environmentally friendly method for façade cleaning. With the absence of chemicals and no drying time required, we can guarantee streak-free results and the removal of all deposits on glass.
LFT offers a range of specialist and generalised painting options, including external façade colour changes to shopfronts and buildings. As well as spraying existing facades, we can also paint and re-decorate the communal areas of multi-residential and commercial sites.
Powder coating is becoming an increasingly popular choice with our customers when choosing to update shopfronts and buildings.
Not only does the durable, high-quality finish provide a protective layer, but powder coating also emits a lower level of polluting VOCs (Volatile Organic Compounds) than traditional solvent-based paints.
Using electrostatic spray deposition to achieve the desired result, our teams meticulously mask all external surfaces to avoid contamination of external areas whilst applying paint.
We offer on-site specialist fire retardants coatings that conform to the regulations and guidance specified in Approved Document B of the UK Building Regulations.
In the event of a fire, fire-retardant paint helps control the outbreak and ensures that the structural stability is maintained for a reasonable amount of time (30, 60, 90, or 120 minutes, depending on the occupancy and height of the building). The chemical reaction within the paint, when exposed to high temperatures, causes a release of gas that reduces the spread of the flame. This fire-retardant coating is suitable for various surfaces (including wood, steel, fiberglass, concrete, and plaster) and leaves a smooth finish to which an approved topcoat can be applied.
At LFT, we offer advice with regards to the correct coating required to meet structural fire resistance periods and can provide a wide range of topcoat options.
